CELEBRATION CONT - Celebration is an innovative, real town that successfully combines architecture, education, health and technology in ways that promote a strong sense of community. Celebration, conceived as a small southeastern town with pre-1940s architecture, is under development by The Celebration Company in northwest Osceola County, Florida.
When complete, the community is anticipated to have approximately 12,000 residents on 4,900 acres surrounded by a 4,700 acre protected greenbelt.
Celebration Home Types
Celebration has eight basic home types: Estate, Manor, Village, Cottage, Townhome, Garden, Bungalow, and Terrace. Each type of site will create a variety of community spaces.
Estate Home Sites: Custom-built Estate Homes offer home sites of varying sizes and the flexibility of spacious living for large families. Estate Homes often face a park, green belt, or golf course. Manor Home Sites: With the ability to choose among the most popular models and then customize the home to fit your lifestyle, Manor Homes offer great flexibility on home sites generally 90 feet wide and 130 feet deep.
Village Home Sites: Reminiscent of homes in many small southern towns, Village Home sites are generally 70 feet wide by 130 feet deep with spacious front yards and well-proportioned homes.
Cottage Home Sites: Generally 45 feet wide by 130 feet deep, these sites will be similar to those in traditional city neighborhoods like Hyde Park in Tampa or those in downtown Orlando. They will be found in a series of small residential streets.
Townhome Sites: Either 28 feet wide by 100 feet deep or 22 feet wide by 130 feet deep. These sites will be located near a number of community facilities, including The Celebration School, the golf course and neighborhood parks.
Garden Home Sites: Either 33-45 feet wide by 75 feet deep or 45-51 feet wide by 54 feet deep, these homes are set on streetscapes similar to those found in the Garden District of New Orleans. These home sites are found on a variety of residential streets.
Bungalow Home Sites: Generally 39 feet wide by 79 feet deep, these sites are reminiscent of the early 1900s style influenced mostly by Coral Gables, Florida and Pasadena, California. Bungalow Homes are the smallest, detatched, single-family homes available in town. The Bungalows add an element of intimacy to any streetscape.
Terrace Homes: Terrace Homes offer an exterior maintenance-free alternative to Townhome living. Floor plans include two bedrooms plus study and two baths, ranging from 1,400 to 1,569 square feet all on a single story.
Information About The Town of Celebration
Location: South of US 192, adjacent to Interstate - 4. 30 minutes from downtown Orlando, 20 minutes from the Orlando International Airport via the Greeneway. 60 Minutes from Cocoa Beach. 10 Minutes from Walt Disney World, Epcot Center, Universal Studios and more.
"We looked at what made communities great in our past, added what we've learned from the best practices today, and combined that with a vision and hope for strong communities in the future," said Michael Eisner, Disney's chairperson and CEO. "We believe the result will be a very special community." Master plans for the 4,900 - acre property, which is located in Osceola County, were created by world-renowned companies including Robert A.M. Stern Architects and Cooper, Robertson & Partners. Founded in 1994, Celebration is home to approximately 5000 residents.
The Town opened in November of 1996, and the first residents moved in June of 1996.
The town's first phase had 350 homesites in Celebration Village, with thousands of people wanting them. There was a lottery held! Central Village also offers a "In home business district." There is also a Montessori school, and private Navigator school located in this district.
West Village, the second phase, with 95 home sites included Cottage, Village, and Estate Homes. This Village is located at between the Golf course and the school soccer field.
The third residential phase Lake Evalyn contains 56 Garden homes, 2 Village homes, and 1 Cottage home. The homes here were all sold out within 4 weeks off floor plans with no construction started.
The fourth phase, North Village, is now completely built out except for a few Estate lots, and will consist of over 300 homes. There are a great selection of Town Homes, some with garage apartments with great views of the golf course. The Estate area offers larger than normal lots with secluded nature preserves, and scenic views of the golf course. Apartments are to be completed by end of 2001. A state of the art Children's World Day Care opened in the fall of 2000.
The fifth phase South Village introduced a few new product lines to Celebrations planned community, The Bungalow, Terrace Homes and Luxury homes.
The sixth phase, East Village, is still under construction but almost all the homes have been built. The seventh phase is Aquila Reserve and it is under construction and sold very quickly.
Celebration Place: A 109 - acre office park planned to contain up to 10 buildings with up to 1 million square feet of office space is near completion and totally rented out. Phase one was two buildings with 240,000 square feet, and phase Two - eight buildings with 600,000 square feet is not quite complete yet.

GOLF CLUB: a par 72 - 18 hole - public golf course designed by Robert Trent, Jr. in a park like setting, is enhanced by a new clubhouse, and a 3-hole youth practice range. DOWNTOWN CELEBRATION: An 18 acre site built around a lake that includes a Suntrust Bank, a Bank of America, a US Post office, AMC Cinema, and a lively mix of retail shops, restaurant, offices, apartments, townhall, grocery store, and Barnies Coffee shop. Many of these buildings situated along a wide promenade circling the lake in the center of town.
ENVIRONMENT: So far, Celebration has a population of approximately 7000 people. The Town has had more articles written about it than they have residents. Oversized porches and Verandah that encourage old-time neighborhood socializing and lemonade parties held on a regular basis. The whole area is surrounded by 4,700-acre protected greenbelt with miles of walking paths.
INFORMATION NETWORK: A fiber-optic and coaxial cable network of advanced telecommunication and information systems link the town's homes, school, healthcare facilities, offices and retail areas.
